Who we are
home-loans.co.nz is operated by Evolve Group Limited, a licensed Financial Advice Provider (FAP) regulated by the Financial Markets Authority of New Zealand. Our FAP licence number is FSP711891 — verifiable on the FSP Register.
What we do
- Compare carded mortgage rates from every RBNZ-registered NZ bank that publishes public rates, plus the non-bank lenders that fund NZ retail mortgages — see the all-lenders index.
- Match you with a licensed mortgage adviser from Evolve Group via our enquiry form. Our advisers hold the same FAP licence and are bound by the same conduct and competency rules.
- Publish open data — machine-readable rate snapshots at
/api/rates/facts.json, per-lender Markdown summaries, an anonymous MCP server at/mcp, and a machine-readable index at /llms.txt.
Why we are different
We publish our data layer free — every carded rate, every lender profile, every machine-readable endpoint. We don't paywall or rate-limit consumer access. Our service to you is also free: we are paid by lenders when you take out a home loan via our matching service.
How we are paid
We receive commissions from lenders on settlement. Initial upfront commissions typically range from 0.5% to 0.85% of the loan amount, with ongoing trail commissions of 0% to 0.20% per annum. We do not charge you any fees for our service. Commission rates do not affect the interest rate you pay — they are paid by the lender out of their margin, not added to your repayments.
Different lenders pay different commission rates. Our service to you is governed by our disclosure statement and the privacy policy.
